Tenant Placement Services fee: $1,099.00

One-time fee, regardless of the length of time it takes to ﬁnd the best tenant possible for your property!

Online virtual tour showcasing the property *

Multiple visits to the property, including installation of a lockbox, subsequent inspections to ensure the property is ready for advertising and final inspections to ensure the property is ready for occupancy.

Lawn signs

Vacancy List Distribution (weekly vacancy list sent to the Winnipeg Jets, executive placement agencies, new Canadian welcome centres, community groups, relocation Realtors, insurance companies, etc)

Website allowing residents to book showings online (24 hours, 7 days a week)

24-7 live call centre to assist in booking showings

Unlimited showings conducted by Upper Edge personnel

Weekly updates emailed to the investor

Processing unlimited applications, including (does not include Equifax credit checks):

Affordability calculator
Residential Tenancies Branch database search
Social media/internet profile search
Employment verification
Landlord reference, if available
Algorithm prediction score
Ensure Human Rights Act is followed to protect the investor

Obtaining picture ID from all prospects to verify authenticity of application

Creation of lease agreement

Signing lease agreement/rules and regulations with the tenant

Registration of Residential Tenancy Branch paperwork

Move-in walkthrough inspection with the resident (includes time and date stamped photos, room by room inspection, meter readings, etc)
